In Gran Canaria, many houses have moisture problems in the base area. This usually affects the exterior walls, but sometimes also the interior walls. The main reason for this is usually a lack of moisture barrier in the masonry. The water from the ground then rises in a capillary manner inside the wall until it reaches the surface and evaporates. Minerals are dissolved and transported and these then form salt crystals on the surface (efflorescence).
There are various options for successful repairs, some of which should be combined and which require appropriate qualifications and experience. For example, power and water pipes need to be protected and the structure of the house should be taken into account. We evaluate the damage, determine the causes and, depending on the situation (exterior or interior wall, painted or tiled surface), we suggest the appropriate action, either individually or as a combination:
– Bricking in of barrier layers
– Injection of damp proof course
– Application of sealing mortars
– renovation plaster
– Vapor-permeable paints
– Repairing and protecting of wooden pieces like door frames
